Elhovo

Elhovo is a small town in South East Bulgaria, however its name has become synonymous with the entire region especially for those in search of a rural villas. From Yambol to Burgas and down to the Turkish border all the rural villages in this south eastern section are within 1.5 of the golden Black Sea beaches. The infamous Bulgarian pothole has been known to shock some on viewing trips, so please don’t expect pristine Surrey countryside, but do expect a warm welcome from a village of people ready to embrace you. The genuine nature of Bulgarian culture really comes to the fore in this region, particularly if you enjoy evenings of barbeques, traditional dance and of course local brandy.

This area has become hugely popular with British buyers; properties with four bedrooms and an acre of land can be found for £10,000. At these prices the most important thing becomes to find a property with a great view, the rest can all be changed using very reasonably priced builders. Renovation projects are most popular, but more and more newly renovated or ‘ready to move into’ properties can be found. For those wanting a summer home, a shrewd investment or just a countryside villa with access to the beach, this is the place to buy.

In terms of investment, this is the prime region for those looking to spend under £20,000. Prices go up week by week, especially during the summer months as the demand for villas is huge, if you find something you really like try not to hesitate as it will undoubtedly be snapped up. The best way to view this region is that properties don’t go down in value, if you buy through an honest and
reputable agency your investment will be as secure as any overseas investment can be.  Property management becomes key in the rural areas as commonly large gardens require monthly maintenance. Again, a good agency will offer these services at zero profit to enable you to purchase without worrying about who will look after the property when you’re not there. It is vital that you choose to buy through a company that you trust and who won’t leave you high and dry once the sale is complete.

Southern Black sea - Burgas, Sliven, Yambol

Burgas is a starting point for visiting the seaside resorts in the area - Sunny Beach resort and Elenite holiday village to the north and Dyuni holiday village, renowned for its unique architectural composition, to the south. The port of Burgas is the biggest Bulgarian seaport. Burgas is more than two thousand years old. The name of the town is derived from the Greek words "pirgos" or "bourgos", meaning fortress, or tower, provoked by the numerous fishing towers - "bourgs" in the vicinity. In the Turkish register from 1676 the settlement was entered as a town for the first time, and later in another document from 1730 - as the port of Burgas. Burnt down in the 19th century, it was brought back to life again and turned into an important administrative, economic and cultural centre of Bulgaria. Bourgas is the fourth largest city in Bulgaria. The climate here is temperately continental with a distinct impact from the Black Sea. A Duty Free Zone was established in 1989 with the objective of creating most attractive conditions for foreign investors. The favourable geographical location and advanced transport infrastructure of Bourgas are good prerequisites for development of tourism and trade. What most attracts people here is undoubtedly the sea.

Sliven is situated at the foot of the unique rock massif "Sinite Kamani" (The Blue Stones), very close to mineral springs. The town is famous for its clean fresh air, clean water sources, mild winter and cool summer. Sliven is the only Bulgarian town that has never changed its Slavonic name, though it is one of the oldest settlements in Europe. Here lived Thracians, Romans, Slavs, and Ancient Greeks.

Yambol is situated on the banks of the river Toundja. The territory of the area covers the middle part of the river valley, the “Bakadjitsi”, parts of the Svetiliiski, Derventski and Manastirski uplands. Mineral water springs are found near the village of Stefan Caradjovo, Straldja. The climate of the Tundja river valley is transcontinental, and in the southern parts of the area the climate is continental mediterranean.
