According to the Bulgarian legislation, if a foreigner would like to purchase a property in Bulgaria coming with a plot of land, the purchaser must register a Bulgarian Ltd. Company.

 Set up the company There are two variants to make the deal: You come in Bulgaria to see the plot and the most important to set up a company. Our lawyer gets occupied with the making of the documents. You just have to tell us what name you have chosen for your company. We will go to the notary to certify the necessary documents for the registration of the company and for the purchase of the property/properties. The General manager of our company Mr. Peter Zlatanov will get occupied with the procedure. For this purpose you will also have to certify some Powers of Attorney, empowering Peter to represent you in front of the state institutions. Setting up company in Bulgaria takes approximately 10 work days. After the company is registered we will be ready for the transferring of the property to your company’s name. Pay attention, that it is not necessary you to invest the money for the starting capital of your limited liability company. Mr. Zlatanov usually uses the money of our company for the capital.

 

When you come to Bulgaria for certifying the deeds you will have to leave a deposit for the house (10 % of the price of the property). We will make a preliminary contract with the owner and we will give him the deposit. Also we will need the money for the charge for the registration of the company.

When the setting up of the Ltd. is completed we will need the rest amount of the money to pay to the owners of the property and to finalize the deal. The transferring takes from 2 to 5 working days. After the transferring you may come any time to take your notary deeds and the documents for the registration of the company or we can send them to the clients .

 

The second variant is to register the company from distance. We will send you via delivery service the documents for the registration. We will prepare them in two copies: in Bulgarian and in English language. You have to sign them in front of a public notary, who will certify them with APOSTILE  and you should send them back to us. We will bring them to the regional court. After the company is registered we will be ready for the transferring of the house to your company’s name.

 Step 1. You have to determine the owners of the company, to provide us with their ID details and to choose a name for the company (it’s better to choose 2-3 names, only in case if the first one is already reserved from someone else).

Step 2. Our lawyer will prepare the documents needed for the company and you will receive them by an international delivery company.

 Step 3. You print the documents and you sign them before a public notary.

Step 4. You send the documents to us by an international delivery company.

.Sale There is usually a month between the exchange of the Preliminary Contract and the conclusion of the final sale documentation / the Notary Deed

 Our charges

-         470 EUR- setting up of the company;

-         250 EUR- transferring (approximately)

-         3% of the price of the property, but not less than 400 EUR- our commission for the service.
